Why and How Staging creates more traffic, creating quicker & higher offers...

Today I finished staging a home in a beautiful neighborhood.  We've staged two other homes in this neighborhood with quick sale results... I thought this might be an opportunity to show how and why this happens. 

Today these are the interior photos the listing shows:

 

Now, the agent did the best job she could with the home being empty.  There just isn't much to show... As a buyer though, it doesn't really inspire you to want to visit the home, does it?

After staging, here were some of my favorite shots....

  

  

In the before photos, did you notice how small the living and dining rooms looked?  That's not really something that buyers are looking for typically.  In the after photos, scale is brought in making the rooms feel and look much larger....

If you were a buyer, which home would you be more likely to put on your list to view? 

(by the way.. YES the homeowner did remove the chandelier - before I ever even did my walkthrough)

Yes, pricing is also a key factor!!  Price & condition create sales....

The property looks great as always!  I have a client that remodels bankowned properties.  He asked me to check out his latest to see if it needed home staging.  The house looked good but it was not memorable.  No Show........Like vanilla ice cream without the chocolate syrup!  No Show....No Go!

The after pictures look fantastic.  Makes me want to stay.  Staging seems to make so much sense, sometimes it just drives me crazy how many people don't get it.  Good luck!

A great example of why vacant homes need to be staged!  The rooms look fantastic.  I like the colors you used - the floors really stand out.

Melissa, what a beautiful job you did!  The home looks gorgeous and your post is right-on, an empty house can be beautiful but is not memorable nor does it create that emotional connection.  Excellent post!

Great job, Melissa! I love your all your work because the choice of furniture and accessories are always a reflection of the house architecture and style. You don't just bring some "stuff" just because you have it available in your warehouse:)

Lovely work. The architectural elements are very grand. The wicker chairs have an Indonesian look, are they? I love round placemats on a round table, very nice.

Not only is the Staging beautiful (as your work always is), but the angles in the photography really speak to the grandeur of the architecture! You can be sure LOTS of buyers will be coming to see this place now.

Thanks again for all the wonderful comments, particularly about the photography and attention to the architecture!!

Kimo - the chairs are from Pier 1 - so very likely.  We have upgraded the cusions and then added a large pillow to work as a back pillow.  This makes the chairs feel a little more high end.

Annie - I certainly hope so!!  We are hopeful for a quick sale!

The difference staging makes in an empty space is why we love what we do..  I really think it is magical..  Empty rooms???  .. We just pass through and maybe notice a crack in the wall, or a poor light fixture... Furnished rooms??..  Ahhhh.. let's stay a little longer... I like the feeling here..

Melissa, these rooms look wonderful.    

Imagine the homebuyer on a "whirlwind" tour with an agent looking at homes,   or   Browsing the internet.

This home is now Memorable ---warm, comforting, -you want to sit down and stay a while. 

That's what will make it stand out from the rest as they see so many others on the market today....)
