I often write about vacant staging in my monthly newsletters. Adding before and after slideshows brings tons of interest and usually a few jobs. Below is the vacant staging that I did this week for a new construction project. We all know the saying that a picture is worth a thousand words. Now tell me - if you were a buyer looking at photos of homes on MLS, which home would you want to go see? Yes, that's right... I'm not even asking about once you are in the home, just looking at MLS..... this is the first step to selling the property and why staging takes half the time to sell.....

Ok, so now you can see WHY this works! Agents and homeowners need to learn the value of staging. It is not only the creation of warmth once the potential buyer comes to the property, it's making the buyer WANT to come and visit the property. Getting them in the door is the first step....

Melissa - I couldn't agree more. Think of Model Homes - the developer always stages at least one or two of the newly built houses in order to show potential buyers the possibilities and create that emotional appeal.
You did a great job - how wonderful the rooms look...you could have sold me!
VAL
Alyse - my dining room is a rustic farmhouse table with black Windsor Back chairs... My favorite too!
Val - this actually was a model home for a small development. They went with my company because we can do the job as well for a fraction of the cost of interior designers. The look... just as good in my opinion. We did not stage every room, only the money rooms.... Living Room, Dining Room, Kitchen, Master Bedroom, Bath & Entry way....
vacant and staged really make a huge difference, don't they! In an empty home, most people simply cannot envision how furniture could be laid out and for some spaces may not even know what they are to be used for. Good job!
Melissa,
What a beautiful job and what a difference that would make to a potential buyer! I love the colors and warmth you gave the rooms!
Very nice presentation Melissa. You did a fabulous job. That house should sell quickly! Thanks for sharing.
Terry Haugen - STAGE it RIGHT!
Very nicely done. It doesn't look too contrived, just elegantly lived in.
Sue,
I'm not sure exactly how to do that.... that is probably a really great question for her.... now on my to do list... ask webdesigner about feeding blog to site.... I have a link back, but that's really not the same is it? Thanks!
Melissa,
Wonderful job.
Is this rental furniture and if so who's. All the furniture fits the home perfectly.

Leeanne - I'm sorry I missed this question earlier. This was furniture from my inventory. Unfortunately I do not have access to any 'good' rental companies. This has required me to buy tens of thousands of dollars of furniture. The good news is that I make more money per staging. The bad news is that I have had quite the capital outlay and a bit more of a pain when I fully stage a home - getting movers, etc.
