Speaking Up about Home Staging

head_left_image

Does this explain why you should stage your listings? Proof in living color!

This flyer was supposed to be launched at the 2008 SC Annual Realtor Conference that is being held here in Charleston in September.  Bevin & I decided we are just too excited to not begin using it immeditely however.  Take a look at it and I'm sure you'll see why we are so thrilled to be putting it out there in the hands of agents & their seller clients....

I think this spells things out perfectly for both sellers and agents.  Staging not only helps to sell homes more quickly, but for more money.... something we've been trying to say all along!

Well done Melissa.  Staging makes all the difference. I know going out with clients, they just cant see the future visual on a place sometimes, very few can look at the bones and know it will be cool

Impressive Melissa....   you've got me sold!

Yes, I am a believer! Any home on the market absolutely needs to be staged unless the owner is a professional decorator!

In this down market it's nice to do this and I've seen a few homes that were unreal when you walk in. Everything was perfect and people could realize themselves living like this, but the home (s) did not sell and are sitting on the market right now, so I really don't know if it works in my area. Yet

You are right. We all know the feeling of going into a home that was not ready for our clients.-Dinah

That looks fabulous!!  Great work. I would absolutely get that out to people right away.

I think it's a wonderful idea.  Should we all get making a template to use?

Sherry, you scare me.   Professional decorators are generally the worst.

Hard to argue with the numbers - visuals are great too!  Excellent marketing.  Thanks so much for sharing.

Melissa - very powerful presentation ... I'd be excited to get it out there too!  I can also see it's very helpful if as stagers we had a RE license like you do -- the stats are compelling.

the only homes that are selling in many areas around phoenix,  are the ones that are not only priced right, but priced right and staged versus the competition

Hi Melissa - Your right about staging making a difference especially in a tough market! The homes tha languish on the market are the ones that don't show well.

Thanks for all the great comments!

Kristina - You are welcome!  It's hard to keep it to myself (though my husband keeps saying I share too much)

Larry - I hope that is the point!  Who can argue?  They can simply go into MLS and verify them.

Kim - I know, and the homes always appear smaller when they are empty, particularly some of the bigger ones with very high ceilings - the scale is always out of whack for buyers.

Monica - Great! Now if only you were here....

Sherry Lee - decorators are often the worst.  A professionally decorated home may actually take longer to sell because it is so personality specific.

Bob - one of the keys is also price.  Another is a great agent.  All the pieces have to fall into place.

Dinah - I know!  Wouldn't you rather show one that looks great and will make your buyer connect?

Tori Lynn - I've been giving it out with every quote & the agents and sellers are just so impressed.  It's hard to argue with these confirmable numbers.

Virginia - I think it is a fabulous idea!  If you've got the stats, flaunt them!

Michele - That's me... always the loud mouth... lol!  What can I say?

Fernando - Thanks!  I'm glad you liked it.

Leah - You are welcome!

Maureen - providing agents and sellers absolute and positive proof is a big leap forward.  We don't have to work with vague stats, we can show them homes in their price range in their local market.

James - That's right, they must show well, be priced right and well marketed.  It is a team deal.....

Bill - as I just said above, it's all the right factors and showing the property well is a big part of it.

Hi Melissa,

Numbers for the right brain thinkers and photos for the left brain thinkers. Very Smart.

You are number one when it comes to marketing. :)

Melissa,

All I can say is WOW! Almost all stagers have stats like this but you really captured it in a way that can't be argued with. At least by anyone who has at least a half of a brain in their head.
