So what does it take to sell a home in 30 days? Let's take a look...

Yesterday I excitedly shared a blog about the success of one of my team members, Susan Hardin - Downtown Charleston Unit Staged and Sold in 34 Days!! .  Susan did a great job on this property.  I knew this because the agent raved about it to me.  I had never even seen the condo.  I personally prefer vacant homes over occupied and typically refer this work out to other team members.  This was the case on this one.  Susan loves them, so it is a perfect fit!

I didn't have before photos when I posted last night & several people have asked for them.  I forwarded the blog to Susan.  (She doesn't Rain.)  She sent me before photos this morning..... I thought I would show a little about the process of staging & what it really takes to sell a home in 30 days.

These changes are pretty dramatic and ultimately helped to sell the home in 34 days.  What we rarely show is the process.... Check out this photo Susan provided to see what needed to come out of this home for it to look this good....

This staging job took the movers 3 trips to storage and included many very large pieces of furniture.  Fortunately no one actually lived here anymore.  It was a second home.  Below are a few more photos....

Thanks for the photo's and thoughts.  The one thing you are missing is price.  If you have a seller that will listen to their Realtor when it comes to pricing, you will sell a home in 30 days after you work your staging magic.  I have a listing that is the best staged home that most Realtors have ever previewed but it is not selling because it is 10% over the market value and the sellers won't listen to me.  One more reason to avoid over-priced listings.

Tim - I couldn't agree with you more on this.  No matter how great a home looks, if you can't get buyers to the door (which has a lot to do with price, doesn't it?) you can't sell it!

Patty & Scott - it still amazes me sometimes, so I know what you mean!

 This is a great example!  The room with all the stuff, I can't even tell what I am looking at.  People love before and afters and these are great.  Thanks for sharing.

I didn't even see the fireplace in the before photo. I thought it was a shelf on the wall at first.  Susan did a great job.

Love seeing the behind the scenes shots, that is something we don't always show.  Proves we are actually doing something other than placing bowls of fruit around!  Great post and great staging transformation!
