Another staging Success story - Price Raised & Under Contract after Staging

This is the success of team member Susan Hardin.  I love success stories, particularly when they belong to our team, so I wanted to share this with you.  If you are an agent or a homeowner/investor, pay close attention to the numbers and think about whether staging could help you increase your bottom line and grow your business!

Charleston Real Estate

This is a charming 4 bdrm 3/2 bath new construction home (around 3000 sqft).  It was originally listed on 11/21/2006 for $499,000.  Over the course of time it had several price reductions and finally hit its lowest list price of $409,000  on 01/22/2008

Clearly this tactic of simple price reductions was not really helping sell the home! 

On 01/24/2008 some new thought processes were conceived including staging the home and increasing the price back in line with comperables to $429,000.  On 01/29/08 Susan staged this home.  To view her work, click here.  On 03/25/2008 another price increase was put into motion - $449,000.  On 04/21/2008 this property officially went contingent in MLS.  Way to go Susan! 

So what does this really mean?  It means that clearly staging helped sell this home & for more money - just like we've been saying all along!  Below is a snapshot.....

This home also has the highest price per sqft (based on homes over 2200 sqft) in this neighborhood to go under contract/sell since staging date of 01/29/08.

Wow, the house looks great, I do love the staged homes, it is so much easier for a client to see themselves in the home and how the furinture will fit, instead of just the bare walls, thanks for the heads up and congrats on the contract

I completely believe in staging homes without a doubt. I see so many vacant homes and I know without a doubt it would sell if it were staged by a really good (great) stager.

That is a lovely house, and your partner did a great job. I lke how she left spaces for the eye to fill things in, like the spot for the TV over the mantle. Leave something to the imagination.

Melissa, hope your well.  These are results that can usually only be dreamed about.  Susans work is great, you sure have managed to accumulate some darn fine stagers to surround yourself with.  Very nice results...
