This is a charming 4 bdrm 3/2 bath new construction home (around 3000 sqft). It was originally listed on 11/21/2006 for $499,000. Over the course of time it had several price reductions and finally hit its lowest list price of $409,000 on 01/22/2008.
Clearly this tactic of simple price reductions was not really helping sell the home!
On 01/24/2008 some new thought processes were conceived including staging the home and increasing the price back in line with comperables to $429,000. On 01/29/08 Susan staged this home. To view her work, click here. On 03/25/2008 another price increase was put into motion - $449,000. On 04/21/2008 this property officially went contingent in MLS. Way to go Susan!
So what does this really mean? It means that clearly staging helped sell this home & for more money - just like we've been saying all along! Below is a snapshot.....
