Staging SOLD 2 Fort Caroline Homes after they sat unsold for months.

Fort Caroline is a suburban area of Jacksonville, FL. It's primarily thought of as older homes from the 70s and 80s, with a few new construction neighborhoods that have found space nearby. They have larger lots and are close to shopping. They are also easy communiting distance to the Naval Base or downtown. It can be frustrating when a home with so much going for it sits on the market empty and unsold. Yet this is the case for 2 recent staging projects. Let's look at the results. 

House #1, 12418 Ft Caroline Rd, Jacksonville, FL

This great house was a 4 bedroom, 3 bath home that was recently remodeled by a local investor. It has a large lot that overlooks the Hidden Hills Golf Course.  In this case, the house was not sitting empty, but it was actually staged by another stager. The furniture was from the local Aaron's Rentals and was somewhat dated, which was doing nothing to help this home from the early 1970s.

What this home really needed was an updated look that made people believe that it would work in 2014, not 1975. The scale of the furniture needed to shift and it needed to have a little more "wow" factor. It also needed to have a TV in the space to let buyer imagine gathering in this space.

After being restaged and listed with Melissa Marro, Watson Realty Corp, this home went from sitting to SOLD. After having been on the market for a whopping 137 days and receiving 2 lowball offers, this home changed course and received 2 high offers and went under contract, with an acceptable back-up offer in only 23 days! 


House #2, 12512 Gately oaks, Jacksonville, FL 

This home had been on the market for nearly 45 days before the agent and seller decided staging was necessary. The home was a great 3 bedroom, 2 bath home, priced reasonably for the area, but felt cold and sterile prior to staging. It also had an awkward floor plan that needed to feel more functional for buyers.

This home was the definition of vanilla box. Cold white marble tile floors, builder white walls, beige curtains, and light wood cabinets. There was absolutely no warmth although it was completely neutral.

It seems ironic that we could counter the neutral overload by adding in a beige sisal rug and white furniture, but that's what we did. We continued the theme, then broke it up by adding pops of color and texture throughout. 

Beige doesn't have to be boring. As a matter of fact, one of my favorite photos of this home, actually was as plain as it gets, but makes me feel like it came off of a furniture magazine cover (thanks to an amazing photographer).

The results after staging this home was an acceptable offer in only 6 days! Actually the offer came in faster than the after photos. 


Home staging is an effective tool that is best used at the beginning of the listing cycle. Still, if you have a home that is sitting unsold it may be the answer to getting it off of the for sale category and into the SOLD category.

Staging has to look up-to-date.  It takes identifying the focal point, defining the purpose of the space, arranging the furniture, considering color, texture, lighting, art and then adding  in some emotional appeal.

Excellent testimonial.  It really shows the importance of hiring an experienced agent especially when dealing with a tougher to sell home.
