NE Florida FHA Loan Limits: St Johns, Duval, Nassau, and Clay Counties

 

If you are moving to Northeast Florida, and planning on using an FHA loan, you may want to know the 2013 FHA Lending Limits.
 
 

2013 FHA Lending Limits for St Johns, Duval, Nassau, and Clay Counties

Single Family FHA Limit: $387,500
Duplex FHA Limit: $496,050
Triplex FHA Limit: $599,600
Fourplex FHA Limit: $745,200
 
The FHA does not lend money, but rather insures money lent. Borrowers can mortgage as much as 96.5% of their loan, and have closing costs paid by sellers. The small 3.5% down payment, as well as looser lending terms (FHA only requires a FICO score of 640 or better), make this an option that nearly half of first time home buyers choose. 
 
The FHA uses median price estimates for loan limit determination. They evaluate the high-price county within each defined metropolitan area, and the high-price year starting with 2008 and ending in the year just prior to the effective year of the loan limits. These median prices only directly determine the actual (1-unit) loan limits when the calculated limit (115% of the median price) is between the national ceiling and floor values for the loan limits.
