How much house can I afford? CDD fees change what you can buy in St Johns County.

CDD or Community Development District fees, pay for the builder's bond in Florida. In addition to normal HOA (Home Owner Association) fees, CDD fees are commonly imposed on buyers within neighborhoods, particularly ones that have a lot of amenities. CDD fees can vary widely and not all neighborhoods have them. When looking at whether buying a home in a neighborhood with CDD fees is right for you, first you should look at how these fees can impact your ability to buy.
Working with Zillow's Mortgage Calculator, I only changed the amount of the house payment to determine home affordability.
Assuming that you have $2000 a month to spend on your mortgage payment, if you spend all $2000 on the mortgage payment, you'll be able to afford a $323,187 home. If you have to spend $200 of that on your $2400 annual CDD fees, your house buying ability drops by over $30,000 to $290,613.

(please note that the only number that I changed was the monthly payment, Zillow changed the annual income and taxes based on the change of the monthly payment amount.)
If community amenities, like workout facilities, tennis courts, club houses, and super slides at the neighborhood pool are important to you, then that difference in home buying ability may be worth it to you. On the other hand, if you rarely use these facilities, you may be better off in a St Johns neighborhood that has no CDD fees

Many of these communities have homes with pools, along with other amenities  so it is important to discuss what is really important to you when talking to your Realtor about purchasing a home in St Johns County.
