SEO and hyper local blogs. What I learned on AR today.

Today I watched a great video on SEO and hyper local blogs. I was led here by one of the Active Rain email blasts that keep us up to date about what is going on in the community. I noticed there was a 7000 point blogging challenge. Well, that caught my attention. Reading through that blog I realized that there was a whole training series that I’ve somehow missed. It is free to rainmakers (of which I am one). In order to compete in the blogging challenge, they encourage you to watch their hour long video on SEO for hyper local searches.

While I consider myself pretty good at SEO, I regularly hit the Google alerts for my search terms; I know there is still so much to learn. Things are always changing and to stay ahead, you must know how the system works. 

Things I already knew fairly well and incorporate into my blogging include:

·         Blogs should be approximately 200-500 words; the longer the better.

·         Pick a keyword phrase for your title. Ideally it should be a long tail phrase.

·         Repeat the title phrase at the start and end of your blogs.

·         Be sure to use the keyword phrase at least 3-5 times throughout your blog.

·         Use other relevant words and phrases (semantics).

I also knew that geography can be important in order to be seen by your best potential customers. Including the area, city, or community as part of your long tail tends to help Google (and other search engines) find you more relevant. It’s also not enough to simply use terms like St Augustine home staging as the keyword phrase. Instead you should use something more like Home Staging in the Cascades at World Golf Village, St Augustine, FL.

What I did not consider, and it is a doozy of an ‘ah-ha’ moment, is that my blogs should be timeless. I’ve been writing on specific circumstances or locations thinking only of that listing or getting traffic to that blog, but I’ve never given any thought as to how that blog will apply to someone who stumbles across it 2 years from now. If I did my job correctly, and my blog is well indexed and has some strong ranking for the search parameters of a potential customer, don’t I want to give them a reason to use my services now and in the future?

Now I’m going to have to rethink this whole SEO and hyper local blogs thing. What can I say, and how should I best say it, about a community that I’m working in? I need to do more than say, “Here is a listing that I staged.” It should have a lot more to do with getting me more business in the future. When someone else, who may be getting ready to sell their home in the Cascades at World Golf Village in St Augustine and wants their home staged two years from now, does a search and runs across that blog, they better know that I’m the right home stager for the job.

It was helpful to get some ideas that included examples of blogs that were done well and others that could have been done better. The ones that were done well included things like lists of amenities, custom maps, videos and other general information that was all about that community.

It seems that I’m going to have to really do some rethinking before I sit down to write my seven challenge blogs. How do I want to present the information to not only current potential customers, but ones that may stumble across my blog 2, 3, or 4 years from now. SEO and hyper local blogs is still a topic I’ve got much to learn about. Thank you AR for helping me and providing a classroom to learn it.

Melissa - I also watched the one hour webinar, and it felt like only 15 minutes!  There was so much information, and I can't wait to tackle the challenge and incorporate home staging with really specific geographical locations in the long tail title that will stand the test of time.  Thanks for writing this post from a Stager's perspective, and good luck!

Melissa- there's so much information here and not just for Realtors.  I don't know if you attended any of the  Active Rain Bootcamp but this old dog learned some new tricks.  They're available at AR University if you're interested.
