Turning Victorian Beachy for less than $500

What would you do if you had a $1.8M home in beautiful James Island and it had already taken over ONE MILLION DOLLARS IN PRICE REDUCTIONS?  This agent called in my team.  I was preparing for a staging & redesign class and thought this would be an excellent final project....

A little background.... This home is located on deepwater in beautiful James Island, near Folly Beach.  Most of the local properties are considered beach or vacation homes.  Does this home look like it fits the targeted demographic?

    

 

       

 

      

 

We were given a $500 budget for accessories & rugs.  With that said, THE REVEAL.....  Do you think it fits the targeted demographic now?

Very nice! I can't believe people would drop the listing price that much instead of having the home staged.

Melissa-

Nice! Removing those dark & oppressive draperies, the fussy items in the bedroom, rugs.  Makes a huge difference.  I have experienced home sellers who have years of investments in antiques, old expensive oriental rugs, custom drapes, etc who just can't believe that showing off these expensive items does not help sell the house! I haven't had alot of success in changing their minds, especially when the realtor has gushed over the furnishings in an attempt to get the listing.....

Thanks everyone for the great comments!  Getting them to do this job period was like pulling teeth!  The home isn't even on lockbox.  They want to sell, but aren't making it easy.  It would have been great to have a bigger budget, but then I might have liked to have had some for my time then.. lol.  We were only able to have this because it was class and would only charge for supplies.

I do think my students did an excellent job.  They were able to find great objects in drawers and closets & really make them work!

What an incredible transformation of an Occupied home!  Your class did a great job modernizing it yet still keeping the charm intact.  Removing the excess and fussy furniture went a long way to making this home more appealing to potential buyers.  Great job!

The great thing was that they actually let us do our job... how often does that happen?  They really want to sell this property and decided to let us do what we do best without second guessing us!

I love the changes made in the living room.  More specifically, the window treatment went from such a dated look to something spectacular.

Your students did a great job. It always makes me shake my head a little when they'll take a one million dollar price reduction, but only give $500 for staging!
