Home Selling is a Carefully-Orchestrated Process

GREAT advice!!  It is far smarter to get the home ready for the market and make the most of the initial buyers - the ones that are most likely to actually purchase the home - than to simply try to get it on the market as quickly as possible.  In all likelihood, the one that waited and did things "the right way" will actually sell much more quickly than the one that was in a hurry!

A telephone call from a potential home seller sparked the inspiration for this article. As we talked more on the phone, I found out that he had just terminated his listing with another real estate broker. He is interviewing a new agent to take on the task of selling his home.

The way I schedule my appointment with potential seller clients are as such: I pay a home visit, checking out the features of the home, leave the homeowner a home selling booklet about my marketing and other information about my home selling ability. Then, schedule another appointment a few days later to go over the pricing and bottom line numbers.

The soonest appointment I had at that point was the next afternoon, or the morning of the following day. So, it was not that long. Certainly not having to wait for a week before I could get in.

This seller said he could not "wait" that long. He did not want the house to lapse "so long". He wanted his house to be back on the market "immediately" - like a few hours after he terminated.

Little did he know that listing a home with 3:16 team REALTY in itself can be a well-thought-out process. Something that is carefully orchestrated. Every home is prepared and marketed differently. There is no one-size fits all. Not something that is done in a wink of an eye. Just the photo and video sessions, including processing them could very well take several hours (sometimes a day!). Much less not even discussing about the list of to-do items to prepare for the home even before it can come on the market.

Politely we parted ways because it was clear that our personalities in how we approach this home selling process did not fit.

I am very detailed-oriented and meticulous in the home-selling process. I am very careful as in how I stage and prepare the home for showings. I leave nothing in the house un-turned. Like I told my seller clients, home buyers can be very unforgiving these days. They have a list of 5-8 homes to view that day, it's super hot under the Frisco TX sun.... The more they see, the blurrier they get. Before you know it, they are in and out of your house in less than 5 minutes if it is not the right house.

Just a word of advice: Be thoughtful about your home selling process. When you hire a professional to do his/her job, listen well and follow instructions. This is a difficult process, sometimes very emotional when you do not get the feedback you want. Take it seriously and not just want to come on the market hastily. It is better to prepare well.

Here's some of the successful 3:16 team REALTY stories where credit is given to the homeowners who got down and dirty, put in the sweat equity needed to sell these homes fast.

8402 Kingston Lane in Wyndsor Place Frisco TX: Sold in 5 days. The offer came in on the 2nd day and we successfully negotiated the transaction by the 5th day. This home seller began doing little things to his house a few months prior to coming on the market: Little things like power-washing his fence, painting the exterior trim and re-staining his front door.


4705 Poppy Hills in Lake Brook Farms Frisco TX: Sold in 13 days. The home owners had to trim the over-grown trees in the backyard to let some light in. They put in new sod in the backyard because it died as the trees were over-powering the sunlight to the backyard.

9501 Summer Drive in Autumnwood Frisco TX: Sold in 4 days. The homeowners installed granite countertops and a new stone backsplash as per our advice. Installed curtain rods and draperies to frame the windows. The offer came in the next day after it came on the market and we closed the deal soon after. 3 years prior, sellers listed the home with a different agent. In their own words, Having tried to sell our house a few years ago and having a horrible experience we were a little uneasy of going through the process again.  Loreena changed that.  She came into our house, gave us her honest oppinion on how to price the house to sell and it sold in less than a day!  She really helped us to stage our house to sell by giving us a checklist on what items to remove, where to place items, how to landscape, and what needed to be fixed before going on the market.  I feel all of this contributed greatly to selling our house so fast in a buyers market.

8451 Nicholson Drive in Heritage Village Frisco TX: Sold in 42 days. Furniture were rented and staged. A handyman was called in to fix little issues with the house. The offer came in the 12th day but it took 30 days for this contract to pan out.



1404 Whitewater Drive in Sunset Pointe Little Elm TX: Sold in 10 days. This home was previously listed with another agent for 6 months. We staged the home, did a little cleaning and listed the home for the same price. It sold with better photography and marketing. In the seller's own words, We knew going into the first meeting with Loreena that there might be some things that she had to say that we would not necessarily enjoy hearing.  In the first meeting Loreena told us that we needed to stage the house to make it more appealing to prospective buyers, which meant a lot of work.  We had another realtor try to sell the house for us for three months with no results, and she never asked us to fix a thing.Our last realtor only charged less commission which seemed great, but she didn't do anything.  Our recommendation would be to go with a professional like Loreena who does a great job and deserves her higher commission.
