Is Your Home/Listing an "Also-Ran"?

Ouch.... "Also Ran" listings often may not even get showings, in which case you don't even know that you didn't even make the first cut.  Buyers usually see dozens upon dozens of listings, but only go see a few and then decide from there.  If you aren't getting the showings you expect, maybe you are an "also ran" and don't even know it!

"Also-ran"--any horse in the back of the pack who really isn't in the race.  At the end of the day (the buyer's day, that is) is this where your home or your listing is? Not memorable?  Out of the prize money?  Is there much point in being in the race (on the market) if you can't place in the money in the buyer's mind?

These properties shown below won't "place" in the buyer's mind.  They are too drab, uninspiring, dated or confusing.  They won't be remembered, much less probably get an offer:

A racehorse with a losing record eventually ends up running in Claiming Races.  A Claiming Race is sort of a mini-MLS for thoroughbreds, since every horse is up for sale.  The horse will continue to run these races until it finally sells--often at a discounted price.  Sound familiar?  The same thing happens to an unexceptional property--one that sits on the market too long with no offers.  The price continues to be reduced until a willing buyer--generally one looking for a bargain--is found. 

With a horse there is little to be done about its innate abilities.  Some are just not suited for racing.  With a house, however,  you have options.  Start by consulting a professional home stager.  A simple consultation will provide you with detailed information on changes and improvements you can make to your home.  Changes that will make your home appeal to a broad range of buyers.  Changes that will make your home memorable in a buyer's mind.  You may then implement the changes yourself or have the stager assist you in this process. 

"Drab, uninspired, dated, and confusing" become, "Wow", "Gorgeous", "Feels so fresh" and "Amazing".   At the end of the buyer's day your house is memorable; and a memorable home "places" YOU in the money.

Good post but my only constructive critique wouldbe "it would have really popped if you had some before after or even some drab versus divine pics so others could visualize what you do and how you would help them sell or what they need to do to help their chances to sell".

Hi David - I reblogged this post, so I can't really change the content.  I do agree that before and after images are a great way to get across the power that staging can provide to listings.
