Speaking Up about Home Staging

head_left_image

Home #1 of 5 done today!! (This was the home where Terry Haas met me)

YEAH!  Finally I have house number one done!  I only have 4 more to complete by Friday (lord give me strength!)

This is also the home that HGTV's Designed to Sell Real Estate Expert, Terry Haas met me at yesterday to see my work.  While we didn't do many rooms, it definately helped fix the problem of an awkward family room.  The layout was difficult for most buyers to envision a possible seating arrangment.

Stay tuned for homes 2-5 later this week....

Melissa, great job and great RES.  When I am making a RES I often struggle to find just the right words.  Are you facing the same difficulties - or does brilliant writing come easy to you?  Maybe we need to have a list of phrases we could all use to describe different rooms and settings...:)  Betty

Betty - Yes, I do struggle.  I have to read and re-read what I wrote multiple times.  I tend to overdo words like 'huge', 'large', & 'great'.  I also don't want them all to sound the same.  When you have to do a lot of them it gets a bit thought provoking.

I love the RES I have not attempted it as yet. You will find the strength to get it all done, I promise, I had a week like this last week. You know the saying when you want something done give it to a busy woman...you go girl!

I actually got them all done by Thursday at midnight.  The tour judging began on Friday at 9am.  I haven't gone back for after photos (it was dark when we were done... clearly - it was midnight!).  I'll post them when I get a chance to go back.

Really nice, Melissa!  Oh, I'm tired just thinking about that...5 houses in a week!  WOW!

Going back and checking out all your shows - I like the intense paint colors here - I suppose they came with the house.

Kathleen - the colors were already here.  They looked good in the home and are very common colors here in Charleston so I didn't recommend painting.

I will say they (the agents) went an re-arranged the living room furniture this week.  I took photos but haven't downoaded them yet.  It is their listing, so they can do what they want, but it is funny to me that they pay a professional and then change what we do.

I'll give my commentary on why I disagree with their choices when I download them....

That is funny but at least they didn't steal the furniture - I'll be waiting for the commentary - I know you mentioned your pricing on some blog and now I can't find it. I need to rethink my options and knew you shared that - could you point me to it?
Posted by Kathleen Lordbock Keller Williams Realty Brainerd Lakes ( KW REALTOR/Staging & Short Sale Specialist) over 2 years ago
Kathleen - I don't think I have actually blogged on this, but rather commented on others blogs requesting info.  I seem to think that Penny Shoenbeck had one about this though....

Thank you, it was probably a comment I will look at Penny's - I am specifically looking for furniture and accessory rental pricing from those who have their own inventory, not staging fees.
Posted by Kathleen Lordbock Keller Williams Realty Brainerd Lakes ( KW REALTOR/Staging & Short Sale Specialist) over 2 years ago
Just as an FYI, I usually charge a flat rate per job, not % of cost.  If you rent the furniture I usually charge an extra $100 - $150/mo accessory rental fee.
