Staging your way to a great Visual Tour.....

We completed a staging in Huger SC today.  The property is new construction.  Prior to staging the agents (who actually are friends of mine & have never used me for vacant properties) paid for a visual tour.  Here is a link to that tour...  http://www.visualtour.com/shownp.asp?sk=16&t=1225069

Tonight, after staging, I completed a RES.  I use these to show the potential of staging to my clients & regularly send them to potential clients rather than before & afters.  I feel they really give more of a feel of the home & what you are trying to sell.

Now the question is after reviewing both tours, which one would make you want to view the home in person?  I personally believe staging works when the home is properly promoted by the agent, which includes updated photos & visual tours or RES.  When this element is not done, the staging rarely actually works.  You do afterall need to get the clients through the front door before they'll buy it! 

This particular staging cost the builder $1800 for 3 months furniture rental, staging & delivery fees.  My company owned all the furniture.

Yes, the second one had a much friendlier feeling, both were good, but I definately like the second one better. Staging definately made a difference and I like the phrasing too.

The ONLY thing I like about the vacant tour, was that you got a glimpse of the backyard and a closer look at the kitchen countertops. It did give a little more glimpse of that one bedroom, though distorted by the 360. Oh, I HATE that music.

The staged one looks wonderful, much more inviting! Great job, Melissa!

Stacey - The problem with the first one, to me, is that it doesn't really say much about the rooms.  All you are looking at is blank space.  This doesn't give you any true idea of the home.

Susie - I actually went out to the yard to take a photo, but it was overgrown and didn't think that would be a selling point.

I absolutely love those striped chairs you have in the living room. They are fantastic....I'm jealous! haha Your RES will sell the home over the other tour. I hate the way some tours "spin". It gives me a sick feeling in my stomach. That's just one reason I like RES since that's not how the tour shows off the home.

Melissa - There are several agents in my area that use visual tour as well.  I just don't understand it - Visual tour just can't compare to RES.  And the staging speaks volumes.  I think it is like that old adage, the chain is only as strong as the weakest link - you can throw a tour up but if it is not compelling what is the point.
