The power of a Consultation...

I recently had one of my great client/agents refer me to another agent for a home that needed a little help.  I provided them with a written consultation & then did 2 follow up walkthroughs to tweek some final changes.  The homeowners weren't originally sold on the idea of staging, but explaining what a difference it could make in their final sale price & showings... well, they finally were sold on the idea.  They did all of the changes themselves (Ok, they didn't paint or lay the new floors, they hired someone to do that).  The after photos are actually photos I pulled out of MLS today. 

Disclaimer:  The before photos were taken in the midst of preparations for the selling process.  Their home was not yet listed & would not look like this on a daily basis.  This is the mess you create as you declutter.....

    

    

    

    

They completed almost everything I advised.  I think they did an outstanding job & have no doubt they will make back every penny they spent!

When you are looking for a way to set your home apart in today's market, sometimes the best thing to do is call in an expert.  Agents, would you have advised your clients to make these changes?  Would you have had the power to persuade them and explain the benefits properly?  Is the cost of a consultation worth the changes in this listing?  How much less would you spend in marketing costs with this one, vs the first?  (This home had been listed with another agent prior to me coming in. When the home didn't sell in 6 months, they fired the first agent and hired a new one... the one who called me in.  Who will get more referrals from this job?)

Nice job.  Paint is alwyas such a good investment, but one many are SO reluctant to make!

Melissa - Tremendous difference.  That house looks like it really is move in ready!  Recently I did a consultation for homeowner couple that were DIY'ers.  I cannot wait until they call me back for a final consult/stage - I'm sure there will be very little for me to do as these folks just needed a little direction in terms of updates, painting, etc.  Lucky for them their agent called me in before they put the house on the market to begin with and so when the house hits the market it will stand out from those in the area at that price point.
