A tale of two conversions...

Here in Charleston there has been a trend of converting the old to the new... older homes are updated and brought back to life.  The revitalization of the downtown area is overwhelmingly wonderful.  Sometimes it seems that well meaning 'flippers' and investors stop a little short of creating what will really make the difference in geting buyers on board.  Remember, the neighborhoods are mixed & buyers are banking on the future most of the time.  When the are left looking at only the shell, what will they see?  Let's look at what one San Fransisco investor decided to do when converting this 4-plex in Downtown Charleston...

   

      

   

 

After spending tens of thousands of dollars converting a property to sell to modern buyers, why not spend a little more and actually show what the home can look like?  Let them remember the inside of the newly refurbished home, connecting them to the lifestyle.  This will help them forget that the neighborhood is only half done...

And... I couldn't agree more.  I've had the good fortune of working with some investors for a while now and they're now "budgeting" for staging.

Betty  - I've had these pieces in inventory for over a year now, so I don't think you'll find them anywhere.  They are easy to move - but I pay movers to get it done quicker & even easier.  It's worth the $100 in my opinion.  I also charge that $100 to the seller in their quote.  Overall I would say there is approximately $6000 - $8000 in furniture & accessories.  I got some great deals on most of these pieces ($800 for the couch & 2 chairs, $150 for both glass tables, $180 dining table, $150 bogo w/ 20% discount on the dining chairs, etc) I charged a little more than $2000 for this staging job.  As I said I've already had the pieces in inventory for over a year.  They are more than paid for.

Thanks Melissa for your reply.  Boy did you ever get some deals on that furniture.  I'm envious.  It looks great.  Margo and I are thinking about renting space and buying our own furniture.  If we want to expand our business, we think that is the way to go.  Betty

Susan - the home was already painted, so I really don't know. 

Betty - I'm a huge fan of owning the furniture if you can get storage fairly reasonably (this may be more difficult in areas like CA)  My rental bill was in the $4000/mo ballpark and I decided I wanted that myself!

Melissa -We have enjoyed reviewing your website.  You have inspired us in many ways - but

we are new to staging vacants and have questions.     Do you work with contracts or just present

proposals?  Also does the client pay for the rental of the furniture upfront & the staging fee when

complete?  We are also concerned about the liability.  Do you carry commercial liability policy for

your business?   We would love to know when you will be teaching a class again and what it

entails?

Kathy & Cathy - I work with contracts & proposals & definately carry commercial insurance.  Because I specialize in vacants, contracts are extremely important in protecting your inventory & interests.  The way I charge for vacant home staging varies from home to home but generally speaking they pay in 3 ways....

  • first month + staging fee + delivery free up front & then month to month furniture & accessory rental fees
  • 50% or 70% up front (depends again on job) and then balance due when home is fully staged
  • 100% due in advance (only when I own all the furniture) - I usually offer an additional month at no charge for this option.

I determine which of these options is going to be offered depending on what I feel the needs of the client as well as my needs (what the job requires vs what I have on hand) are at the time. 

As for my classes, I have the dates listed on my website, www.StagingAndRedesign.com as well as benefits of simply becoming a member if you are already trained.  I will contact you via email regarding what the class entails, etc.
