Staged home exceeds sale expectations.... SOLD IN 42 DAYS after being listed for 6 months.

A while ago I posted How I got my last staging job and then followed up with the UPDATE.  To refresh briefly and continue the follow up process - I received a call from an investor who owned a property currently for sale on exclusive Daniel Island.  He had discussed (when the property was first listed) staging it.  His agent (who is highly respected & works exclusively on Daniel Island) advised that she didn't think it was a good idea (mind you I've done consults & proposals for this agent and she never hires me!).  Six months went by and the unit did not sell. He decided he wanted to go forward with staging, was given my number as a referral from SOMEONE ELSE and was firing his agent!  We had the unit staged within the week.  It was relisted with another agent, and went under contract in 42 days

Here are the current stats for this subdivision (Daniels Landing) since Jan 01, 2007:

Active Homes Listed DOM         129 Days

Sold DOM                               115 Days

Average DOM (includes active, contingent, sold, withdrawn)  119 Days

Love those success stories!  What a great testimony to use!!!  42 days is a HUGE success compared to 119 days average!

I actually decided to do a little prospecting with this lovely statistic and emailed all of the other 27 listings that are currently active in this condo unit.  I have already received two inquiries on my services since 8pm when I emailed them!

When agents sell homes they often send postcards to everyone in the neighborhood advertising what they did, just in case one of the neighbors wants to move.  I think it is time we do the same thing.

Melissa...BRILLIANT idea!  Take those statistics and run with it!  One more way to get the word out that Staging works!!!  I'll be doing that myself!

Nice job Melissa.  I'm sure the agent WILL regret not using your services.  I'll be curious to know if she changes her mind after these great results.
