I'll admit it. For the past few years I've been completely jealous of many of you stagers here in AR. You with your flashy 2 days on market, 10 days on market, etc. I sat here in Charleston thinking, we are making a difference, but I want numbers like that. Once in a while we would get something fabulous - my best story ever was a home that had been for sale for 8 months with no bites, an hour after staging there was an offer, then a backup 3 days later! That really was so seldom that is almost felt like telling tall tales though. I don't like to set unrealistic expectations for my clients. We've been quite comfortable telling them things like - normal days on market 90, ours is 45 in this neighborhood.... lately, we've been seeing things a bit differently though....
A couple of weeks ago I staged a charming Mt. Pleasant condo - it hadn't been listed yet.... 9 days after listing and it's suddenly in pending status. I contacted the agent and he said, "You made the deal happen. It was the first showing."
The odd thing about this is that it's been happening almost every week these days. Nine of the properties we've staged since January have gone uner contract in the 1-12 day range!
I had to ask one of my clients if she had notices the market being more 'hot' than usual - were things picking up? She admited that they aren't. Things are about the same as they've been. So, what's going on??? Certainly nothing that I'm going to complain about, but wow!! Suddenly I don't feel the need to be as jealous as I used to be - we have our own stats and they are fantastic!!

Melissa, we are seeing a bit of this same thing here in Indy. Obviously business is off a bit from previous years. Last year at this time we had staged around 40 homes through May where this year we have staged around 30 in that same time period, however what we are staging is selling and they are selling remarkably fast. We have even had occurrences in the last 30 days where two of our staged vacant home pended in 10 and 14 days. Both deals fell through becausee of buyer financing issues. Then both home pended again with new buyers in 14 and 18 days.
By the way, Linda and I have seen your work and there is no doubt that you have a real gift for that South Carolina Low Country look. When I walked into your homes I was really taken by the fact that I should be there, living that life style. The emotional connection is overwhelming.

Hi Melissa, I'm not a braggart either, and some of the others' stats made me shy also, but it seems my stats are better than the average in my area (DC), too, I think. Who knew? What we do to homes REALLY does make the difference. Yay us!!!
