Tell me what's the difference between these 2 homes?

Recently I learned of some pretty interesting statistical data from one of our real estate agents.  I had to check them out myself.... to see why the tale of these two listings was so very different....

checking out the MLS listings.... there isn't too much of a difference between the 2 homes.  They are similar in size.  They are only a few doors down and both are on the same side of the street with similar views.  They closed within 6 days of each other....

Overall, the layouts and amenities of both homes are pretty similar (these are in fact the MLS photos from both homes).  Comperable #1 actually has a pool and a hot tub.  Comperable #2 has the caption FROG = FROG underneath.... hmm.... personally I would prefer to have a pool & hot tub than frogs - particulary during the warm Charleston summer months. 

So, have you figured out the difference between these two homes?  I bet you think you know the answer.... COMPERABLE #2 WAS STAGED... that's what you are thinking, right?

Well.... yes, it was.  Here's another interesting fact about them.  House #1 sold for $267,000.  It was on the market for 10 days.  House #2 was on the market for 31 days before receiving a full price offer (well... technically it was multiple offers) it closed for $350,000. 

In case you think property #1 was an anomoly, another house, again only a few doors down

closed for $213,400 only a few days ago.... (not deepwater lot, $53,600 less than house #1)

So... why do you think house #2 closed for $83,000 more than house #1?
