I had emailed her last night congratulating her and asking her if she would mind faxing me the awards program so that I could send cards to winners.  When she emailed me this morning I just about wanted to jump up and down to hear who had been recognized....

Closing 48 Units in Charleston, SC in 2008 - How did she do that?

This post is a tribute to Michele Reneau with Carolina One Real Estate.  Tonight through Twitter and Facebook updates I learned that she won for most closed sales in 2008 with Carolina One, the biggest real estate company in the Greater Charleston area.  Apparently it was a whopping 48 units.  With so many agents frustrated about the lack of sales, lack of leads and lack of closings, what's her secret?

I would like to say that it is the amazing stager on her team..... but really I can't.  Sure, the fact that she chooses to use a stager and we've had a lot of success is part of it, but it's certainly not the entire story.  Michele works harder than just about any other agent I know.  She dedicates to working herself full time in this industry.  She networks like crazy, always has a positive attitude and uses all the tools and technology at her disposal.  If you are wondering why she won this, I would like to take a moment to share her 2009 RESA Staging Agent of the Year Award nominations piece....

Proof that Staging Sells - Profiling a Mt. Pleasant Community

I was doing a little prospecting today when I realized something amazing... so amazing that I needed to immediately convert it into a brochure to showcase the difference that staging makes!  We show general statistics all the time, but isn't it amazing when you can show real life numbers and the comperables with other similar properties in the same neighborhood....

The numbers are staggering, aren't they?  Why is it so difficult for agents and sellers to understand then?  As we continue to show proof with verifiable numbers maybe we can continue to convert them.....

55 Years with Wallpaper - What happens when it comes down?

This home belongs to one of the most charming clients we've ever had.  After spending a week of working in this home, my team was actually sad to leave - and this was after stipping wallpaper, priming, painting, packing, moving and sorting through a home whose own has lived here for 55 years. 

 

Doesn't it feel like the home is taking a breath of fresh air?  The table cloth change was for the season at the request of the homeowner - small concessions for such big changes being allowed!

 

Does this feel like a change?  The homeowner actually loves it and said that she now understands why all of this had to be done and how much of a difference it actually makes.

 

So.... this homeowner got the message, do all of you out there get it?  By minimizing the personality in this home, it makes it far more neutral and easier for buyers to understand how they could live here.

While we could have done a little more by neutralizing linens, etc this homeowner was a really good sport about things and we did want to keep some of her favorite things here for her....

Why do I have to rearrange my furniture?

THIS is why I am so busy!  I swear I work with the best agents in the Charleston area (if not in the country)!  Thank you Michele for your great post and educating your sellers on why staging is soooooo important.....

As my stager, Melissa Marro always says, "Selling your house and living in your house are two separate things."  Unfortunately not all buyers can visualize how a floorplan will work for them.  When there is an awkward arrangement, buyers may automatically rule a house out.  Take this example of a 2 year old home in Goose Creek, SC.  There are a couple of issues.  This room is a rectangle and the couch and loveseat were positioned at an angle to view the television. This blocked the natural walkway in this room.  Second, it's hard to ingore the floral furniture, clutter of toys and books, etc.  Third, this room is about as 'vanilla' as it gets with white walls.

This room needed some help.  The owner was particularly opposed to the staging process but eventually came to love the new arrangement.  First Impressions was professional about dealing with a discontent owner and handled it well.  The owner did not want to paint but she used soft window treatments to warm the room.  This new furniture arrangement allowed a clear pathway from the door to the dining area.  The slipcovers were an inexpensive fix to neutralize the floral print. Decluttering this room made this space much more pleasing to the buyer's critical eye.  It's hard for a buyer to look beyond an owner's stuff.  It can be distracting and make a room feel smaller.  This simple change instantly made this space more useful to a broader group of buyers.  In fact, it sold 44 days after the transformation!  Furniture rearrangement and decluttering is one of the least expensive things you can do to improve your home's appeal.  See the difference! Then & Now.... My how I've changed

Today I was looking through some old photos of my work for an article I'm writing.  I happened to run across photos of some of the first homes I ever staged.  When I saw them I kind of laughed at myself.  Often we grow in such small ways we never realize how far we've come... Because it made me laugh, I thought I would share with you. 

All of the before homes sold, so I did my job exactly as I was supposed to - making a difference for my clients.  My style, however has grown by leaps and bounds!

  

When I started staging vacants I only had rented furniture for units under about $400,000.  Thankfully I don't have to use rental any longer as this was the best of their line!  There is so much more interest in my table setting now.  The colorful chairs and plates are real eye catchers.  There is height on the table and the artwork on the wall is much better in scale.....

  

Ok, the linens were attractive in the beginning, but where was the artwork?  There was no life to this room really.  It did show size and scale, which is extremely important.  The home actually sold with multiple offers, but from a portfolio standpoint, I would never use this now.... Seriously, which of these two rooms would you want to live in?

  

This is even the same furniture - one of my first big purchases.  Doesn't it look different in each of these houses though?  Look what better scale the new lamps, rug and coffee table are!  The rug in the before photo actually makes me cringe... too small of rugs have become one of my very biggest pet peeves!   (Oh, the before house actually did get a contract 1 hour after staging, so it still worked... again, stylistically however it pales in comparison, IMO)

So.... those of you who've been in the business a while, care to show how you've grown?  Maybe it will help newer stagers avoid some of the mistakes we've made and bring the industry to a new level of 'good'!

Did you nominate your best Real Estate Agents for RESA Staging Realtor of the Year?

As many of you know from reading my blogs I have some of the best real estate agents using my services!  I have always felt honored and priveledged to work with some of the top agents in the Charleston Market.  It's good for my resume, it's good for marketing and well, it's good for business.  I have helped grow their business and they have helped grow my business.  Along the way we've sold dozens and dozens of homes, making sellers (and buyers) realize their dreams.

This year with RESA's Stager Awards, the categories included, Staging Realtor.  Because the category included Realtors who were not necessarily stagers themselves, but also allowed Realtors who believed in and utilized staging in their normal business, members of my company, First Impressions Home Staging & Interior ReDesign, nominated some of our best agents. 

I'm thrilled and excited that two of them, Michele Reneau & Matt Poole, both with Carolina One Real Estate received enough nominations to make the top four, qualifing them for the voting round.  This is great for them, their marketing and their business!  But you know what else?  It is also great for my business!  How great is it to say that two of the four nominees, in the entire country, for 2009 RESA Staging Realtor of the Year are my clients?  Both of these agents exclusively use my services....

Staging in James Island, SC ... Creating opportunities

Yesterday I had the pleasure of staging a great home in James Island. One that seems to be a problem child.  It has been listed for over a year and has had almost $150,000 in price reductions!  Recently it was listed by a team of agents that I have worked with on multiple occassions and their first reaction was that it needed to be staged.  For the last month we've been working on getting the relocation company to allow us to do the work. 

There were two primary issues listed in feedback... (this house has been shown over 80 times!)

1.  Buyers didn't like walking into the dining room upon entering the home.  There was no real connection to the dining room from the kitchen and there was no other eating space in the home. 

2.  The master bedroom was awkward and buyers weren't really sure what to make of the space. 

  

Instead of forcing the issue, since virtually everyone hated walking into the dining space, we simply decided that maybe this wasn't the best place for a dining room.  Creating a sitting room opens up more possibilities for the home.

But what to do about a place to eat? 

 

It seems since we had this great enclosed sunroom off the family room, creating a larger more welcoming dining space here was a plan....

 

Ok, so now we've solved the dining room issues... what can we do with the master?

  

That's better!  By giving buyers something to focus on, it is helping them understand the size and scale of this room.  The dormer windows are now not as distracting and actually add to the architectural interest in this room.
