It's OFFICIAL! IRIS has a SC Chapter!

I'm so excited to announce that IRIS has a new South Carolina Chapter - Southern Flair!  This is the first chapter in SC.  So.... if you are a stager/redesigner that is also a member of IRIS and you are within driving distance, please join us!  We will welcome anyone who can attend the meetings, including members from North Carolina and Georgia.  Our next meeting is currently scheduled for May 31st and I'll post more about that in a few days.

So what does it take to sell a home in 30 days? Let's take a look...

Yesterday I excitedly shared a blog about the success of one of my team members, Susan Hardin - Downtown Charleston Unit Staged and Sold in 34 Days!! .  Susan did a great job on this property.  I knew this because the agent raved about it to me.  I had never even seen the condo.  I personally prefer vacant homes over occupied and typically refer this work out to other team members.  This was the case on this one.  Susan loves them, so it is a perfect fit!

I didn't have before photos when I posted last night & several people have asked for them.  I forwarded the blog to Susan.  (She doesn't Rain.)  She sent me before photos this morning..... I thought I would show a little about the process of staging & what it really takes to sell a home in 30 days.

Downtown Charleston Unit Staged and Sold in 34 Days!!

This is the 4th property we've been able to rave about this week.  I'm so excited! 

This is the success of team member Susan Hardin (again).  Susan does most of our work for owner occupied properties.  This particular home was also marketed by the very fabulous agent, Ann Coggiola (Prudential Carolina Real Estate).  Ann hires us for every listing she takes because she knows that we move homes.  We are actually staging another one for her next week.

Tonight our team (Bevin, Susan & I) attended Ann's open house only to find out that it was already under contract!  Woo hoo!!

This $328,000 downtown condominium was listed on 03/20/2008 and officially went contingent in MLS today (04/24/08)! For those who don't want to do the math that's only 34 Days!!!!      (though, mls is only showing 20 days, which I don't quite get)

Continuing the Statistical Success Stories - AC in 29 days with a price increase (yes, again!)

This is the success story of team member David Moon.  I blogged last month about David joining our team and staging his first vacant house, Introducing Team Member David Moon.  Today I am excited to announce that we found out that this home, listed on 03/12/2008 (and staged immediately) after went under contract on 04/11/2008!  What is even more exciting to learn (I just learned this a few minutes ago myself) the sellers on this home actually raised the price after staging from $219,950 to $225,000!

Another staging Success story - Price Raised & Under Contract after Staging

This is the success of team member Susan Hardin.  I love success stories, particularly when they belong to our team, so I wanted to share this with you.  If you are an agent or a homeowner/investor, pay close attention to the numbers and think about whether staging could help you increase your bottom line and grow your business!

Charleston Real Estate

This is a charming 4 bdrm 3/2 bath new construction home (around 3000 sqft).  It was originally listed on 11/21/2006 for $499,000.  Over the course of time it had several price reductions and finally hit its lowest list price of $409,000  on 01/22/2008

Clearly this tactic of simple price reductions was not really helping sell the home! 

On 01/24/2008 some new thought processes were conceived including staging the home and increasing the price back in line with comperables to $429,000.  On 01/29/08 Susan staged this home.  To view her work, click here.  On 03/25/2008 another price increase was put into motion - $449,000.  On 04/21/2008 this property officially went contingent in MLS.  Way to go Susan! 

So what does this really mean?  It means that clearly staging helped sell this home & for more money - just like we've been saying all along!  Below is a snapshot.....

Staging helps bring in an offer in 4 days for this Owner Occupied Property

When I was called out to meet an agent that I work with regularly last week for an owner occupied consultation, he informed me that they were told they were receiving an offer on a home that we had staged 4 days earlier.  I showed you the before and afters of the master suite in my blog, Making a bedroom feel like a Master Suite.  The owner and agent were both thrilled. Unfortunately the home hasn't gone AC yet in MLS, so I have to assume that they never came to terms with the particulars, but I'm confident that they will receive another offer and turn it into a ratified contract very soon.....

Small Changes, Big differences....

 

mast bdrmNever underestimate the power of small changes.  When  competing in the real estate market for listings or trying to sell a given property over any number of other similar properties in a neighborhood, sometimes it is the smallest of things that have the largest impact.  Here are some simple fixes that can help make a tremendous difference when showing off your next listing:  

Paint - If you were to take a look at high end homes these days, you'll notice that the paint is rarely builder beige.  These days buyers associate color with luxury and style.  Adding a warm, rich, neutral color can help enhance the visual value of a property.  Some great neutral colors include:  Sherwin William's Macadamia, Buff Beige and Behr's Toasted Wheat.   mast bdrm aft

Bedding & Linens - All too often we tend to live with comfortable (and worn) linens that are well past their lifespan.  Adding fresh bedding and fluffy towels & linens can make a master bedroom and bath feel like a luxury suite.  There is no reason to break the bank on these however.  TJMaxx, Ross and even a white sale at JCPenney can prove to be a real budget saver!  Changing out the entire bedding ensemble & bath set usually costs less than $250 and will bring back this money in higher perceived value of the home.  

Add texture and show off the positives - Hardwood floors and naked windows are two more common problems we are often faced with.  Too much wood showing, particularly in the dining or living room actually make a home feel less welcoming.  Naked windows can also make buyers feel on display and they can make the room feel cold.  Adding area rugs and single sheer curtain panels help show off these great selling features while adding texture.  Best of all, curtains typically help to visually increase the height of the room - adding visual square footage!   

Staging is not just for vacant homes....

dining room While many of the before and after photos many agents see and respond to are vacant homes, it is important to note that owner occupied homes are extremely important to appear their best as well.  Often owners of these properties are simply at a loss of where to begin and are so busy trying to keep the home in order that they don't know staging could save them time, money and a lot of stress!  

Often agents and homeowners are reluctant to hire stagers for owner occupied homes because they've seen TV shows where a stager comes in and blasts the homeowner for every little thing about their property.  Real life isn't quite so dramatic.  Professional stagers are very tactful in their approach and offer solutions, not condemnations to your clients!  

For owner occupied homes often only consultations are needed.  The professional stager will come into the property, asses the needs of the homeowner and provide a written dining roomsummary of recommendations.  Other times the stager can actualy help line up contractors for larger jobs, loan art, rugs, furniture and/or accessories.  Most of the time, stagers are able to use exclusively or primarily the homeowners belongings and still create a dramatic and welcoming appeal.  This means that the costs are extremely reasonable and are nearly always covered in higher offers and quicker sales!
