Speaking Up about Home Staging

What do you specialize in, or do you?

Ask realtors - successful ones - and they will tell you that in order to be really successful you will need to pick a specialization and market appropriately. There are many reasons for this including getting the most for your marketing dollar.  Are you a jack of all trades in the industry, or have you fine tuned your business?  Believe it or not, fine tuning can earn you a higher paycheck!

Most people who are new to any business are looking to make money any way they can.  This is understandable.  I always coach my students to examine what parts of the business they most enjoyed when in class.  What were/are they most excited about?  Handling both owner occupied and vacant staging can help to balance your bottom line in the beginning but in the long run finding the right nitch can secure the high referral rate you are looking for and keep your marketing budget at a minimum.  

To be super successful, you must pack away your fears, box up the desire to get all of the pie, and learn to become a SPECIALIST in your field!

Final Class project

I appreciate all of the posts you all contributed to my class' first vacant staging job!  Below is their final class project.  This was actually the home of a local real estate agent who is putting her home on the market next week.  I think they did a fabulous job...

These photos clearly convey the changes that staging can create for a property. Which home would a good real estate agent prefer to list?  Which one would they prefer to show?  Which one would a buyer want to purchase?  A picture is worth a thousand words... these changes are worth thousands of dollars!

   

   

   

 

Don't you LOVE before and after photos?  I think it is one of the favorite parts of my job.  I'm always so proud of my students!

Mega Sale At Pier 1... 75% off!

Ok ladies and gentlemen...  Tomorrow EVERYONE who does vacant staging needs to be at Pier 1!  I'm not kidding.  I spent about $1200 there today.  Oh, I know you think that's easy to do.  It took me 3 trips in my minivan (seats removed) to bring everything I bought.  Here is as full a list as I can complete without pulling out my receipts....

Keep Moving Forward....

Has anyone seen Meet the Robinsons yet?  Today is my birthday and for a fun family day we went to go see this movie (in 3D... way cool!).  This was such an inspirational movie , particularly considering it was a Disney cartoon for kids.  My favorite parts of the movie (don't worry, this shouldnt' give anything away) is that when the main character failed at a task, in front of a family of strangers, they applauded his effort and failure!  He was dumbfounded by their PRAISE of his failure.  They explained that without failure, success is 'eh' no big.  We learn, grow and acheive through our failures! 

They were then given the motto of their family (and company business - which is inventing) KEEP MOVING FORWARD!  Wow, wouldn't it be great if we could all embrace this philosophy?  Wouldn't it be great if instead of mocking, chastising or punishing ourselves for failure we actually had a party for it - a realization that this way didn't work, but I'm one idea closer to success?  There is much to learn from this movie, besides having an absolutely fun 2 hr movie going - fun for the whole family - experience.

What does your website say about you?

I've received some emails recently about my website from 'newbies' in the industry.  The most common question usually is, "They are so expensive, should I really spend that kind of money when I'm just starting out?"...... YES!  Your website is often the first thing a client sees.  This is where they will make the decision if you are a professional they want to spend time, energy and money on.  This is where you get to show what you do... photos speak louder than words after all.  Your website should have your photo, info about you & your qualifications, before & after photos and what services you offer at a minimum.  Adding statistics and testimonials is also a great tool to gain business. 

Mind you, websites don't HAVE to be outrageously expensive.  There are places you can go to save some money.  My company offers stock webpages for members and students at minimal prices.  Most training companies offer some kind of web program for their students.   

Remember, staging is about showing clean, crisp, beautiful images that make clients want to linger.  Your website should reflect this image.  If you cannot convey this on the internet, why should they believe that you can convey this in a home?

Revisting Newsletters... Mine today... Results coming in

Not too long ago I wrote about writing newsletters in my blog, Newsletters - Getting Agents Attention.  Many of you had questions and emailed me personally.  Many of you decided to write your own newsletters after reading.  I'm curious how they went.  What were the results?  Mine went out today again (probably by late today it can be viewed at www.Redesigningcharleston.com under news, articles & links - my webdesigner has to have time to update it).  The results? 

The newsletter went out at 9am to 1432 agents.... thus far (10:21am)

  • 121 Agents have opened it
  • 10 agents have 'clicked through' to before & after photos, links, etc
  • I have received 5 phone calls
  • I have made 2 vacant consult appts and 2 owner occupied consult appts, 1 agent simply wanted more information

My cost for the newsletter - $55.  I call this successful marketing.  Of course this is only 1 hr into the newsletter... my average open rate is around 400-500.  There is still lots of time to pick up more business off of this one marketing piece.

Can't We ALL just get along?

It's actually something that has been bothing me for a while now.  While on the whole AR is dedicated to fostering commeraderie, helping share information and expand our knowledge and business skills, every once in a while I run across comments that make me cringe.  Does everyone pay attention to what they write?  Do they know who may be watching?  Comments that I've seen in AR posts or commentary sometimes contain little phrases like, "Realtors (Agents) don't work", "Don't expect Realtors (Agents) to help, they are only out for themselves" - mind you I'm paraphrasing to protect the innocent (or guilty). Then there are the derogatory comments about certain designations or lack thereof. 

I'm just shocked and amazed at these comments.  I often wonder if the person who makes them is working in our chosen profession, or if they are floundering around unhappy with the number of jobs they are getting.  For me, Agents are my best friends, both on the job and off.  I rarely get a job without the agent having done most of the leg-work for me (after I've spent time educating them on the value of my services).  GOOD agents are extremely hard working.  I know, I was the manager of a real estate office.  The bad ones go away quickly... they can't earn a living.  Sure, some are better than others, but on a whole, if they've called you - they are probably one of the better ones! 

As Craig pointed out in his fiery post today Was Barb Schwartz the "Inventor" of Staging? words can be significantly powerful.  It was also shown in bitter reality for Don Imus this week.  You simply never know who is paying attention.  Before you make these comments, remember, there may be an agent, a client, or a fellow stager who may no longer consider you the cat's meow or a viable business partner.  It may not just be venting, blogging or sarcastic spin ... it may be your income and your reputation you are harming.....

Another Real Estate show... Owner Occupied stagings

Ok, I know we are probably over the whole real estate show thing.  For some I think that they just want to see what can be done, or what others are doing.  With this in mind  I've created my owner occupied 'commercial'.

To see the after on this room, take the tour.... Just a little background on some of these... The photo of the kitchen was with a home for sale for 8 months.  It sold in 30 days after staging.  The home with the beat up couch and all the chairs was a home my staging students did on their last day of class.  They did a great job, didn't they?

I really feel this is a valuable tool and am adding these to my websites.  I also plan on burning these to disc for my agents to use in their listing presentations as needed.
